PVC is another single-ply roofing barrier that has heat-welded seams which help increase their resistance to leaks. EPDM is a rubber-ish single-ply roofing membrane that is resistant to extreme temperatures.

They are not interchangeable, and the building usually decides.

• TPO — white, highly reflective, heat-welded seams. The default for most Kentucky commercial buildings. Lowers cooling load in summer. $5.50–$9.50 per sq ft installed, 20–30 year service life.
• PVC — heat-welded like TPO but chemically resistant to grease and oils. The correct choice over restaurant kitchens, food processing and anywhere with exhaust contamination. $7–$11.50 per sq ft.
• EPDM — black rubber, typically ballasted or fully adhered. Exceptionally tolerant of temperature swing and the cheapest to repair. Absorbs heat rather than reflecting it, so it suits buildings where winter matters more than summer. $5–$9 per sq ft.

If the membrane is sound and the insulation underneath is dry, a silicone or acrylic restoration coating can add ten to fifteen years for roughly a third of the cost of a tear-off — and it usually goes on without shutting the building down.

The qualifier is the insulation. A coating over saturated insulation seals the water in and turns a repairable roof into a full replacement two years later. We core the roof and check before recommending it. If the answer is no, we will tell you.

Ice and water can be a heavy burden on your roof. While your roof is sturdy, it is designed to hold a certain weight. Pooling water and ice can cause serious issues if the weight becomes too much.
