What the inspection covers
Our team of experienced inspectors will perform a thorough visual inspection of your roof to determine the condition of the roof’s membrane, flashing, and more.
In practice that means walking the roof where it is safe to do so and checking the field for granule loss, cracking, curling and blistering; every penetration and boot; step and counter flashing at walls and chimneys; valleys; ridge and hip caps; drip edge and eave condition; gutters and drainage; and the attic side where accessible, for daylight, staining, damp insulation and inadequate ventilation.
Five reasons to get a roof inspection
- Know the condition of your roof. Most homeowners are completely unaware of the condition of their roof, and are caught off guard when roofing issues occur that can be costly.
- Assess if any damage exists. Weather and storm damage frequently cause minor issues, that go unnoticed, and cause big issues over time. Catch any potential issues early!
- Protect your home from pests. Small holes or rot in fascia boards and roofing underlayment is an invitation for pests, rodents, birds, and squirrels. Ensure that your roof is fully secure.
- Ensure proper drainage. Gutters and leaders require proper drainage flow. Many times improper drainage can cause overflow into the fascia boards, rot, or leaks into your home.

When to schedule one in Kentucky
Twice a year is the honest answer, and the two windows that matter here are early spring and late fall. Spring, because Kentucky’s hail and straight-line wind season runs March through June and damage found in April is still inside most carriers’ claim windows. Late fall, because a small opening that survives October becomes an ice dam in January, and ice dams do interior damage that a shingle repair never would have cost.
Also inspect after any significant hail or wind event, after a nearby tree comes down, before you buy a house, and when the roof passes fifteen years old regardless of how it looks from the ground.

No. A fair number of our inspections end with us telling someone their roof has another eight or ten years in it. That is the point of documenting everything with photographs — you can see what we saw and get a second opinion on the same evidence.
